HERE ARE THE TERMS OF THE CONTRACT:

Deed will be delivered via Referee’s Deed.

All outstanding Mortgages/Lien/Violations are to be paid out from the Sales proceeds.

The property will be delivered with free and clear title.

The property is being sold “AS-IS”, No inspection.

All transfers taxes are to be paid by the purchaser – this is normal for Foreclosure and Tax Lien Sales. This is Pursuant to the Judgment of Foreclosure and Sale.

-At signing of the Contract the down-payment is exactly $125,000.00 to the assignor, for assigning the Terms of Sale.

At closing date with the referee and plaintiff,
an additional $200,000 due to assignor.
$50,000 due to broker.
And remaining $1,125,000 due to the Referee.
Totaling $1,500,000

All title fees and insurance as closing cost including all transfers taxes to be paid by the purchaser.

Purchaser can use any title company he wants but must notify and work alongside the assignor.
